Rent increase rules differ everywhere

Some provinces cap increases with an annual guideline; others don't cap the amount but limit how often rent can rise and how much notice the tenant gets. Several have exemptions for newer buildings. Pick your province to see the summary from our province guides, and always check the official source before serving notice.

Keep a record of every increase

Tribunals ask for the date and amount of past increases and proof of notice. Propvara keeps every rent change on the tenancy with its effective date, and province-aware notices are on the roadmap.

Can I raise rent by more than the guideline?

In provinces with a guideline, larger increases usually need the tenant's agreement in specific circumstances or an application to the tenancy authority. Check your province's guide.

Does the calculator check if my increase is legal?

No. It shows the numbers and your province's summary. Legality depends on details like the building's age, the date of the last increase and the form of notice.
