Three countries, three currencies, never added together.

Own a fourplex in Ontario, a condo in Arizona and a beach rental in Mexico? Each property keeps its own country, region and currency. Rent rolls, statements and dashboards show Canadian dollars, US dollars and pesos as separate figures. If you want a rough single number, Propvara can show an estimate using the latest published exchange rate, clearly labelled as an estimate.

What it does

  • Country, state or province, and currency on every property
  • Separate totals per currency on dashboards, rent rolls and statements
  • Optional combined estimate from Bank of Canada daily rates, labelled "Estimate only"
  • T776 line grouping for Canada and Schedule E line grouping for the US
  • Short-term stays booked in another currency kept out of the property's totals and noted
  • Online rent payments for US and Mexican propertiesComing soon
  • Mexican tax reporting (SAT) categoriesComing soon

Questions about this feature

Does Propvara convert or exchange money?

No. Money stays in the currency it was paid in. A combined figure, when you ask for one, is an estimate for your information only.

Which tax forms are supported?

Expense categories map to Canada's T776 and the US Schedule E. For Mexico, statements are grouped by category; your accountant handles SAT reporting.

Are the landlord and tenant guides for the US and Mexico?

Not yet. Our guides and calculators cover Canadian provinces today. The software itself works in all three countries.
