Move-in and move-out photos, side by side, signed by the tenant.
A room-by-room checklist built from the unit's bedrooms and bathrooms, rated on your phone with photos for every room. The tenant reviews and signs the report. At move-out, every item and photo sits beside its move-in version, so deposit decisions rest on evidence both sides have seen.
| Item | Move-in | Now |
|---|---|---|
| Tub and shower | Good | Damaged |
| Sink and vanity | Good | Good |
| Exhaust fan | Fair | Fair |
| Floor | Good | Poor |

- 3
Complete it; the tenant gets the report to review and sign.
- 4
At move-out, compare every item with move-in and open repair cases for damage.
Questions about this feature
Does the tenant have to sign?
They're asked to. If they disagree with something, they add a comment when they sign, and it's kept with the report.
Can a report be changed after it's completed?
No. Completed reports are locked so they can serve as a record. Findings can still be turned into repair cases.
Do inspections replace my province's forms?
Some provinces, such as British Columbia and Alberta, have specific inspection report requirements. Check your province guide and use the official form where one is required; Propvara's photos and notes support it.
