Look like a big firm. Work like you have one.

You manage buildings for a handful of owners, maybe with a helper and a few trusted trades. Propvara gives you the systems of a large firm: a case queue, verified site visits, owner approvals, ledgers and statements, without the enterprise price or learning curve.

What changes

Owners ask for updates and you write the same email five times.

Owners see the case, the photos and the visit record themselves.

You wait days for an owner to reply "yes, go ahead".

Below their limit, you approve. Above it, they approve in one tap.

Your site hours get questioned.

GPS check-in and check-out put a verified visit beside every hour you bill.

Subsidized tenants make rent tracking a mess.

Agency and tenant portions are billed and tracked separately, and splits keep their history.

New clients take a week to onboard.

Onboard a landlord and import their rent roll from CSV in an afternoon.

A week with Propvara

  1. Mon

Your Today screen lists urgent cases first, across every client's buildings.

  2. Tue

You check in at 14 Elm, add before photos, and post two quotes for the owner.

  3. Wed

The owner approves. Your contractor sees the job in their list and checks in Thursday.

  4. Fri

The invoice goes on the case, split between the two owners by stake.

  5. Month-end

Owners open their statements themselves. You didn't write a single update email.

Questions

Do my landlord clients pay separately?

No. Your plan covers the units you manage, and owner, tenant, accountant and contractor seats are free.

Can my contractors use it without training?

Contractors see a job list: check in, add photos, check out, mark done. That's the whole app.

What if an owner leaves me?

Their records go with their property, as they should. Your workspace's own records, such as your invoices to them, stay with you.
