Rental housing runs on trust. We're building the record that earns it.
Propvara started with a simple question an owner couldn't answer: what did this unit earn, what did it cost, what was done to it, and can I prove it? The information existed, scattered across email threads, a manager's spreadsheet, a contractor's phone, a shoebox of bills and a tenant's memory of when they reported the leak.
Most rental homes in Canada aren't in towers owned by funds. They're duplexes, fourplexes and small buildings owned by families, partners and small companies, often managed by a local manager, and lived in by tenants of every age. The software built for them was either a spreadsheet or an American platform designed for someone else's tax forms and laws.
So we built one shared record, tied to the property, the unit and the tenancy, where each person sees exactly their part: owners see the proof, managers stop writing the same update five times, accountants get statements sorted the way they file, and tenants get three big buttons and a dated record that protects them too.
What we believe
- Evidence over trust. Every number should link back to what caused it.
- Data belongs to the property and its owners, not to whichever manager or software holds it today.
- Simple is a feature. If a retired tenant can't use it, it isn't done.
- AI assists; people decide. We flag, explain and draft. We don't act on your behalf without a person.
- Honesty about what's built. We mark everything on the roadmap as Coming soon until it ships.
