The monthly statement owners actually read.

Every month, Propvara builds the settlement between a management company and each owner from the records already in the app: rent the manager collected, expenses it paid, its fees under the agreed terms, money sent each way, and the balance it holds. The manager reviews and approves it; the owner gets an email and a copy that never changes.

What it does

  • Opening balance, rent collected, expenses, fees, payouts and closing balance per owner, per month, per currency
  • Fee terms on record: percentage of rent, monthly minimum, subsidy rule, leasing commission, maintenance markup and reserve
  • Versioned terms: a manager proposes a change, the owner accepts it, and it starts on the first of a month
  • Money the owner collected or paid directly shown separately, with the fee still due on it
  • Approved statements are locked; later corrections carry into the next month as a clear adjustment
  • Email to owners on approval, print or save as PDF
  • Owner payouts and contributions paid onlineComing soon

Who it helps

Property managers

No spreadsheet at month end. Record payouts as you make them, check the draft, approve, and it's sent.

Landlords

See exactly what was collected, spent and charged, how each fee was worked out, and what's held for you.

Accountants

A locked monthly record per owner and currency, with management fees separated for the return.

Questions about this feature

What if a payment is corrected after a month is approved?

The approved statement doesn't change. The difference appears on the next statement as "Changes to earlier statements", so the balance always matches the records.

Can a manager change the fees?

A manager can propose new terms starting on a future month. Nothing changes until an owner accepts them, and every version stays on record.
